325 Cedar:
I just sent back a counter to an offer for seller financing on this house. The buyer will pay a $3000 down payment, and start payments Jan 1 of $360/m and we will be able to sell the loan in early April for between 19-21k. All in after expenses the take home will be right around 20k and we paid 12k so this will be a great return in just a few months.

3539 Judy:
I contacted a home preservation company and they have gone out to secure the house after a neighbor sent me a letter as a concerned citizen. We are still in the forfeiture process and that should be completed in November at which time we can list the house for sale.

2275 Union Ave:
The local attorney is working on the forfeiture and completion in November is expected at which time we'll list the house. We may consider seller financing on this one as well.

510 High Grove Ave:
The borrower contacted me today as a friendly notice to let me know she is now up and running with the new servicer and is making her October payment. I advised her to hold off on making the payment since the changeover in servicers was still ongoing.
This is her third payment and as soon as the November payment is made we can sell this loan. I have been in contact with the buyer and am getting paperwork set up now so we can close asap.

4113 Huston Ave:
The local attorney is working on the forfeiture and completion in November is expected at which time we'll list the house. We may consider seller financing on this one as well.
